
Ballajura Intergenerational Playspace – Weitj Park

Weitj Park in Ballajura has been transformed into one of Perth’s most inclusive play spaces. As part of the $6.5 million upgrade, Modus worked with Exteria, Advanteering Civil Engineers and the City of Swan to deliver a custom Yarra 3 toilet building that matches the park’s design while meeting high standards for safety, durability and accessibility.
Challenges and Project Needs
From the outset, the City of Swan needed a facility that could stand up to heavy public use, vandalism concerns, and maintenance challenges, all while matching the new park's modern design. Key project drivers included:
- Security and vandal-resistance
- Low maintenance and durability

Security and Durability
Public safety and building protection were central to this design.
- Two external security cameras provide 24/7 surveillance, supported by a dedicated service room housing all necessary electrical equipment.
- Auto-locking doors restrict access at night to prevent misuse.
- CPTED principles were applied, including natural surveillance, clear entry points, and considered placement within the park.
Low Maintenance by Design
- Ventilation gaps under walls allow for easy cleaning with power hoses.
- Mini-orb internal walling for impact resistance due to ribbed surface and easy cleaning.
- Stainless steel fittings and fixtures resist damage and graffiti, with smooth surfaces that wipe clean effortlessly.
Inclusive, Accessible Design
- Two ambulant cubicles, suitable for people with limited mobility or using crutches.
- One fully compliant Universal Access Toilet (UAT) designed for wheelchair users and those with high needs.
All cubicles are individual and unisex, making them easier for parents accompanying children of the opposite gender. This small but crucial design choice removes one of the biggest barriers families face in public parks.
Aesthetic Integration
Modus worked closely with Exteria and the City of Swan to ensure the amenity building felt like part of the park – not an afterthought.
Using Colorbond cladding in Windspray, Monument, and Ironstone, the exterior mirrors Exteria’s furniture and shelters, creating a cohesive look across the park. The minimalist palette and clean-lined form give the building a timeless visual appeal, while still being cost-effective and durable.

The new amenity building at Weitj Park stands as a secure, accessible, and future-proof solution that supports the City of Swan’s vision for community spaces that welcome everyone.The result is a facility that looks great, functions exceptionally, and will serve the Ballajura community for years to come.
