General & Process

How long does it take to manufacture and install a Modus toilet building?
Generally, off-site prefab manufacturing takes 14–18 weeks, followed by just 1–2 weeks for onsite installation. This timeline can vary based on your specific location and design customisation, but our unique modular system ensures onsite time is kept to a minimum.
Does Modus handle Development Application (DA) submissions?
No, Modus does not lodge DA applications on your behalf, as these must be submitted by the client or a planning consultant. However, we do provide all the necessary documentation, drawings, and certifications to make your DA submission process straightforward and compliant.
What does the Modus supply price include?
Our supply price covers the manufacture and delivery of the complete prefabricated building. This includes the full structure, cladding, roofing, doors, fixtures, and fittings as specified in your proposal. It does not include site works (foundations, plumbing, electrical) or installation unless specifically added to your scope.
What affects the final cost of a project?
The main factors are materials (different finishes impact price), the building type, and any customisations you require. For example, our InCube design is a premium standard building despite being smaller. We offer a complimentary design consultation to help you balance your design goals with your budget.
Can you provide a budget quote suitable for a grant application or business case?
Yes. We regularly prepare budget-level quotes to support grant applications and internal business cases. At this stage we focus on giving you a realistic allowance for the building supply and (if required) installation, along with key assumptions around site conditions, services and finishes. The quote won’t lock in every detail, but it will be robust enough for funding submissions, long-term financial plans and capital works programs. Once funding is confirmed, we refine this into a fully scoped proposal with confirmed specifications and price.
What costs are typically excluded from the building supply price?
Our supply price covers the prefabricated building itself – structure, cladding, roofing, doors, fixtures and fittings as outlined in your proposal. Items that are typically outside the building supply price include: Site works such as demolition, bulk earthworks and slab preparation Connection of plumbing, electrical and communications services External works like paths, landscaping, lighting and car parks Craneage, traffic management and specialist access solutions where required We can include some or all of these items in a turn-key scope if you prefer. Otherwise, we clearly spell them out so you can allow for them in your own project budget.
Are you an approved supplier under WALGA, Local Buy, MAV, LGAT and other local government panels?
Yes. Modus is a pre-qualified supplier on several major local government procurement panels, including Local Buy in Queensland and other state-based preferred supplier arrangements. These panels allow councils to engage us under pre-tendered contracts, saving time and ensuring compliance with local procurement policies. If you prefer to use a particular panel, let us know and we can confirm the relevant contract details and process for your council or authority.
Which standards do your buildings comply with, and what compliance documentation do you provide?
Our toilet buildings are designed and engineered to comply with the National Construction Code (NCC) and relevant Australian Standards for structures, services and accessibility. For accessibility we work to the requirements of AS 1428 and related standards, and we align with your building surveyor on the specific edition and performance requirements for each project. For specialised facilities such as Changing Places, we also design to the relevant guideline specifications. As part of our standard deliverables we provide the documentation you need for approvals and handover, which typically includes certified structural engineering documentation, product and materials datasheets, and accessibility/layout drawings to support NCC and AS 1428 compliance. Additional forms or producer statements can be arranged where required by your certifier.

Design & Customisation

Can I customise the floorplan of a Modus toilet building?

Yes, all Modus buildings use a flexible modular grid system. You can adjust the number of cubicles, add accessible or unisex facilities, or modify the layout to suit specific site conditions while maintaining the efficiency of our standard compliance. Will I receive detailed CAD or elevation drawings before I place an order?
We provide concept drawings and visualisations during the proposal stage so you can see how the building will look. Full technical documentation, including detailed CAD files and elevation drawings, is released once a Purchase Order is received to ensure the design is locked in and compliant for construction.
Do you offer timber cladding options?
Yes, we can provide timber, but we highly recommend wood-look aluminium instead. It provides the same warm aesthetic as timber but is significantly more durable, requires less maintenance, and is resistant to weathering and vandalism.
Do you charge a consultation fee?
No, our design consultations are 100% free of charge.

Installation & Site Works

Can Modus buildings be installed on a platform or uneven ground?
Yes, we can construct toilet buildings on platforms for flood-prone areas, uneven terrain, or sites with difficult access. We design the platform and building as a single integrated unit to ensure full compliance and durability.
Does Modus provide installation services?

Yes. We offer a full installation service that covers wall assembly, roofing, and internal fit-outs. However, our buildings are also designed for easy assembly by local trades if you prefer to manage the installation yourself.

Can I use a septic system or holding tank with a Modus building?
Yes. We offer multiple off-grid solutions and our designs are compatible with holding tanks or septic systems. We generally recommend you source tanks, gutters, and downpipes locally to save on transport costs.
Can the building be installed onto an existing concrete pad?
No, typically our buildings require a specific engineered slab with integrated hold-down details. However, if you have a specific site constraint, please contact us to discuss if adaptation is possible.
Are the buildings transportable or demountable?
No, our buildings are designed as a permanent solution. While they are modular and bolted together (which technically allows for unbolting and relocation in parts), they are engineered for permanence and durability, not for frequent moving like a portable hire toilet.
What needs to be ready on site before installation?
To keep onsite time and risk down, we ask that key preparatory works are completed before the building arrives, unless we have agreed a full turn-key scope. Typically this includes: Completed, engineered slab or foundations to our issued drawings Plumbing and electrical services brought to the designated connection points Clear truck access to the pad, including any required traffic management Any required site fencing, safety controls and permits We will give you a project-specific pre-installation checklist early in the program so your civil and services contractors know exactly what is needed and by when.

Are Modus toilet buildings environmentally sustainable?

Yes, sustainability is a key focus. We offer features like rainwater harvesting, solar-powered lighting, and LocAl® Green aluminium (a low-carbon, locally sourced recycled aluminium) to minimise environmental impact.

Do you build concrete toilet blocks?

No, we specialise in prefabricated hot-dip galvanised steel and aluminium. Unlike concrete, which can be prone to cracking, poor ventilation, and higher costs, our steel structures are faster to install, easier to maintain, and offer superior durability.

What options do you have for coastal or corrosive environments?
We use hot-dip galvanised steel treated with a two-pack epoxy system and Colorbond® Ultra roofing, which are engineered specifically for extreme coastal conditions. Additionally, our aluminium cladding options are naturally corrosion-resilient and ideal for high-salt environments.

Maintenance & Security

What anti-vandal features do Modus buildings include?

Our designs incorporate high-security features such as Mini Orb steel internal cladding (difficult to scratch or tag), heavy-duty stainless steel fixtures, and steel-clad doors with auto-locking systems. We also use graffiti-resistant coatings to make cleaning easier.

How do you prevent snakes and rodents from entering through the airflow gap?
The standard 25mm gap is a compliance requirement for airflow and cleaning. While the risk of entry is low, for remote or high-risk areas we can install brush seals, mesh barriers, or alternative detailing to block pests while maintaining necessary ventilation.
Do your buildings come with a warranty?
Yes, all Modus toilet buildings include a 20-year structural warranty covering the main frame and structural components, ensuring long-term peace of mind.
Do you provide replacement parts and O&M manuals for your buildings?
Yes. We can supply replacement fixtures and components for our buildings, including items such as locks, door hardware, taps, dispensers and other fittings. Where possible we standardise components across our range so asset teams can hold a small stock of common items and minimise downtime. If you experience damage or failure, our team can help identify the correct part and arrange supply. At handover we also provide an Operations and Maintenance (O&M) manual covering finishes, fixtures, cleaning recommendations, maintenance tasks and warranty information. For councils using asset management systems, we can provide structured asset information so your team can upload the building into your register and set up maintenance plans.
