Zanda Park, Clyde North

Zanda Park is a new Park and Playground Development in Smiths Lane, Mirvac's growing community in Clyde North, Melbourne's South East. Smiths Lane is designed with parks and open spaces sitting within 200m of every home and this Park is just one of many more parks planned in the coming years. 

Zanda Park is a 7,000 square meter playground open space, inspired by local fauna and flora and in particular, the Black Cokatoo. It's a place for families to enjoy time off for hours on hours, so, a toilet building was very important to support those longer stays.

As a result, Modus helped design and deliver an accessible and vandal resistant 1.5 cubicle toilet building, designed to match the local infrastructure of the park.

Amenities for the whole community

Design Consultations were key on this project. Meeting with the team at ASPECT and LJM Construction, we developed a Yarra 1.5 (UAT & Ambulant) toilet building that spoke to the park’s needs. There were some tweaks to be made with the floorplan and one of the things that we really helped with was ensuring that we met their layout vision while ensuring it was fully compliant. This early involvement was key, as it meant that the amenity building was designed with into the park, not as an after thought.

The building solution

The building included design solutions to ensure that it was fully accessible and vandal resistant. Some of these key features included:

  • Unisex Accessible toilet and unisex ambulant toilet - The cubicles are deliberately unisex, so parents can assist children of any gender, whether it's a dad with his daughter or a mum with her son.
  • Baby change table for parents with babies and toddlers
  • Service room with a separate rear door to ensure easy maintenance
  • Covered entry forecourt under the skillion roof canopy, so people are sheltered while waiting
  • Louvre ventilation above the doors and gaps under walls for natural ventilation and light
  • Stainless steel pan and grab rails, plus corrugated metal interior lining. These are vandal resistant and easy to clean.
  • Internal lighting - all LED, sustainable

At home at the park

For external cladding vertical modwood battens were selected, set against charcoal panels, ensuring a natural finish that matched with the infrastructure and playground. Its timber-look aspect complemented the surrounding timber-slatted seating surrounding it. The building was also designed with CPTED principles, sitting along the main path in plain view of the park and playground, perfect for natural surveillance.

An outstanding result

Zanda Park opened in September 2026 and proved a massive success for both community and council. There has since been a lot of positive feedback on the toilet building, that it has been durable, easy to maintain and clean and really suits the site. Modus is proud to have worked alongside LJM, Mirvac and ASPECT on this much needed amenity.
