Bayview Park

The City of Clarence in the greater Hobart area needed to replace an ageing brick beachfront toilet block at Bayview Park that no longer met the needs of the site or the community. They engaged Modus to upgrade it with a custom Yarra-3 SA toilet amenity designed to coastal-spec (so it could endure harsh foreshore conditions) while also improving accessibility, comfort, and convenience for locals and visitors.

A challenging coastal environment for toilet infrastructure

The existing brick toilet amenities at Bayview Park had reached the point where investing in a replacement made more sense than continued upkeep. The key challenge was that, just like every foreshore environment the buildings at Bayview Park would be continually exposed to salt-laden air, moisture, and wind. The existing facility was also heavily used by the public. The replacement facility needed to capably handle these conditions while improving accessibility, and providing a more user-friendly experience for families, beach visitors, and the wider community.

Designing robust and salt-resistant accessible toilet buildings

After examining the site, Modus decided to customise a Yarra-3 design to provide the additional durability needed for replacement in a coastal, foreshore environment.

As a result, we designed the building with a hot-dip galvanised steel frame, marine grade stainless steel hardware, Class 3 fasteners, and compressed fibre cement panels that won't rot, swell, or corrode. All the componentry is specifically selected for its ability to perform reliably for many years in this seaside location. The new Yarra-3 amenity features a family-friendly Universal Access Toilet with both adult and child pans, twin ambulant toilets, and an internal service room for faster cleaning and maintenance. There's also an external handwash basin and hand dryer, a drink fountain, and a stainless steel head and foot shower on the side of the building for users to conveniently rinse off after a swim at the beach.

The Windspray and Surfmist colour palette, along with an insulated Solarspan roof and skylight strips, helps the new building blend within the foreshore setting.

Long-term toilet solutions with less maintenance pressure

The completed facility gives Bayview Park a more accessible, durable, and practical public amenity that better suits the location and the people who use it.
